The stain is where water gave up, not where it started

Water entering a roof runs along whatever it lands on. Down a rafter, across the top of a ceiling, along a pipe, until it reaches a low point or a seam and finally drips through. The visible stain can easily be a good distance from the actual opening.

Which is why the first job is finding it. Flashing at a chimney or a wall junction, a valley, a nail that backed out, a vent boot that dried and split, an ice dam from last winter that lifted a course. Fix the wrong one and you get to do this again in the next heavy rain.

An average roof sheds a genuinely large volume of water in a single storm. Every square foot of it eventually arrives at ground level, and gutters and downspouts are the only thing deciding whether that happens ten feet from the house or directly against the foundation.

This is why we do not treat roofing and waterproofing as separate businesses. A basement that floods every heavy rain and a downspout discharging at the corner of the house are frequently the same job, and the homeowner has usually been quoted for an interior system by somebody who never looked up.

The stain is in one spot. Is the leak directly above it?

Often not. Water gets in at one point, travels along a rafter or the top of the ceiling until it finds a low spot, and shows up somewhere else entirely. This is why patching the shingles above a stain so frequently fails to stop it. The leak has to be traced, not guessed.

Do you replace whole roofs?

Our focus is repair: leak tracing, flashing, valleys, shingle and slate work, and emergency tarping. If we get up there and find a roof that is genuinely at the end of its life, we will tell you that plainly rather than sell you a repair that buys a season.

What is emergency tarping?

A temporary weatherproof cover secured over an opening after storm damage, to stop water entering while a real repair is scheduled. It is the difference between a roof repair and a roof repair plus ceilings, insulation and flooring.

Why do valleys and flashing leak more than the field of the roof?

Because that is where water concentrates and where two planes meet. The open field of a roof sheds water easily. Valleys carry the combined runoff of two slopes, and flashing is a joint between materials that expand at different rates. Detail areas are where roofs fail.

Can a roof leak cause a wet basement?

Indirectly, and more often than you would think. Water coming off a roof with failed or missing gutters lands in a concentrated line right at the foundation, saturating the soil against the wall. The basement symptom and the roof cause can be four stories apart.
