The premise

Basements do not leak. Foundations do.

The water on your floor did not start there. It came through a wall, under a slab, down a window well or in from a grade that slopes the wrong way. Which of those it was decides the entire job, and it is the one thing a phone quote cannot tell you.

So the first visit is diagnostic. We walk the outside first: gutters, downspout discharge, grade, hardscape pitch, window wells, the hatch. Then the inside: where the staining actually starts, whether the cove joint is wet, whether the crack is vertical, diagonal or horizontal, and whether the pump is doing anything.

Only then is there a system worth pricing. Sometimes the honest answer is that your problem is a downspout and forty feet of pipe.

Exterior waterproofing

The wall is excavated to the footing, cleaned and repaired, then given a waterproof membrane or coating rather than the damp-proofing spray most houses were built with. A dimpled drainage board goes over it to break the contact between soil and wall, and a new perforated footing drain in washed stone carries water to daylight or to a pump.

It is the most complete fix available because water never enters the structure. It is also the most disruptive and the most expensive, and on a house with a deck, a driveway or a neighbor's wall along the affected side, it may not even be possible.

A channel is cut through the slab at the perimeter, perforated pipe is bedded in stone, and the whole loop is routed to a sealed sump basin. Water arriving through the wall or up through the cove joint is intercepted below floor level and pumped out before it ever reaches the surface you walk on.

It does not stop water touching the wall. It stops water touching your belongings, and for a large share of homes in this area that is both the achievable outcome and the sensible one.

Crack injection, done through the wall

A poured-wall crack is filled with polyurethane or epoxy under pressure through its full depth. Surface patching looks identical on day one and fails by spring.

Crawl space encapsulation

Sealed liner up the walls, sealed vents, drainage where needed, dehumidification. Half the musty smell in a house comes from a crawl nobody has opened in years.

Window wells that drain

A well with no drain is a bucket clamped to your foundation. Gravel, a real drain connection and a cover turn it back into a window.

Discharge that leaves the property

A pump emptying six feet from the wall is recycling the same water. The line has to run far enough, pitched, and it must not freeze in January.

Vapor, not just liquid

Block cores hold water and release it as humidity. A dry-looking wall can still be the reason the basement smells and the dehumidifier never shuts off.

Air in a house moves upward. Whatever is in the crawl space, damp soil, mold on joists, standing water after a storm, is being drawn into the rooms above it all day. Homeowners usually blame the basement, or the age of the house, or the dog.

Encapsulation seals the earth and the vents, drainage takes care of water that arrives anyway, and a dehumidifier holds the humidity down. It is one of the few jobs where people notice the difference in how the house feels within a week.

Interior or exterior waterproofing, which one do I want?

Exterior is the more complete answer because it stops water at the outside face of the wall, before it enters the structure at all. Interior drain tile is a management system: it accepts that water will reach the wall and gives it a controlled route to a pump instead of across your floor.

Exterior costs considerably more and it takes your yard apart. Interior is faster, cheaper, and on a very large share of homes it is genuinely the correct choice. What decides it is where the water comes from, what condition the wall is in, and what is sitting on top of the excavation route. That is not a decision anyone can honestly make before standing at the house.

Will waterproofing fix the crack in my wall?

It stops the crack leaking. It does not stop the crack moving. If the wall is still under load from soil pressure or a settling footing, a sealed crack will simply reopen or a new one will appear beside it. That is why we look at whether the wall is stable before quoting a seal. See foundation repair.

Does an interior system mean digging up my floor?

A channel is cut through the slab around the perimeter, roughly a foot wide, and the concrete is replaced when the pipe and stone are in. It is dusty and loud for the days it takes. It is not the whole floor, and finished areas can usually be worked around with some demolition of the bottom of the wall.

What about waterproof paint from the hardware store?

On a wall with no active hydrostatic pressure it can help with dampness and it looks better. On a wall that water is being pushed through, it fails, and it fails in the most annoying way possible: it holds long enough for you to believe it worked, then lets go in sheets and takes the surface of the block with it.

Can you waterproof a crawl space, not a basement?

Yes. Crawl spaces are usually worse than basements because nobody goes down there to notice. Encapsulation seals the ground and the vents, drainage handles the water, and a dehumidifier deals with what is left. The house above it stops smelling like the crawl.

How long does a job take?
